Entrance to the new city quarter on Paul-Gerhardt-Allee in Munich

Five new residential complexes line the former railway property between Munich’s main station and Munich-Pasing. The most recently constructed complex is on Paul-Gerhardt-Allee in Munich-Obermenzing; it comprises approximately 2,400 flats and space for retail and services. 

The Belvedere residential and commercial building is the most eye-catching property in the new complex: The elegant new build from the allmannwappner architectural firm demonstrates how urban, architectural and soundproofing requirements can be combined in a hybrid-use urban landmark.

The new residential and commercial building with a town square in front of it marks the centre of the new quarter on Paul-Gerhardt-Allee in Munich-Obermenzing. 

Added value for the new district

The Belvedere residential and commercial building with a town square in front of it, designed by allmannwappner in cooperation with realgrün Landschaftsarchitekten, comprises the western entrance to the quarter, occupying an important position in the cityscape. As a hybrid-use urban landmark with a shared rooftop garden, it creates added value for the entire district. The new build was preceded by a series of design competitions sponsored by Münchenbau Bauträger GmbH, in partnership with the property owners Paul-Gerhardt-Allee GmbH & Co. KG and Wohnbau Pasing GmbH & Co. KG.

The base level of the building, which spans the majority of the site, houses all the local amenities for the new district on 5,000 square metres of floor space: In addition to generous retail spaces, the building offers restaurants and services that can all be accessed via a shared foyer on the square in front of the building.

Living on the base

Three structures positioned on the base level are reserved for residential use, offering space for a total of 164 units with 2-, 2.5- or 3-room flats ranging in size from 40 to 90 square metres. The flats are primarily freehold, but a small number are also state-subsidised. The tallest structure is the striking entrance to the complex; the other two structures were offset and tiered behind it. They surround a shared rooftop garden on the base level, which can be accessed via a semi-public external staircase.

Movable metal curtain

The high architectural quality of the facade concept designed by allmannwappner already attracted serious attention during the competition: Fixed and sliding elements create a movable metal curtain, allowing residents to get a clear view of the outdoors or conceal the indoors from prying eyes.

The individual buildings have similar shells, but the pattern on each shell is different. The pilaster strips were trimmed to look like folded metal. The curtain-hung, rear-ventilated metal facade is also trimmed and additionally perforated. Sliding metal panels were integrated into this semi-transparent facade, creating a sort of metal ‘curtain’ in front of the flat windows. This curtain can be opened and closed manually or via an electric push switch.

Outstanding sound insulation concept

Extensive computer simulations for each storey and visible section of building surface helped the planners determine the specific sound insulation requirements. A highly sophisticated facade concept allowed them to bypass the requirement for a four-storey sound barrier stipulated in the development plan. A well-structured layout made it possible to completely eliminate the need for windows in areas of the building subjected to extreme noise. A series of further measures helped the designers meet the significant sound insulation requirements, including high-quality sound insulation windows, soundproofed outdoor air vents and glazing on the recessed balconies.

Improved quality of life with glazing on recessed balconies

In total, 13 pergolas subjected to extreme noise along a busy street had to be equipped with noise-reducing glazing. In order to make it more comfortable to spend time on the recessed balconies, the designers opted for flexible balcony glazing instead of fixed glazing. The non-insulated SL 25 XXL system from Solarlux was ideal for meeting the requirements: When it is closed, it can reduce noise by up to 22 dB. A narrow vent allows fresh air to enter the recessed balcony whilst the sound insulation values are maintained.  

The slide-and-turn system was perfect for integrating into our design behind the railing. It can simply be moved to one side when not in use.

The SL 25 XXL slide-and-turn system from Solarlux reduces noise by up to 22 dB. The frameless elements can be opened in a flexible way and moved to the side. 

The functionality and aesthetics of the frameless system also made it a compelling choice. The individual elements can be opened and moved to the side easily and flexibly. The system is maintenance-free and easy to clean from the inside. Another advantage: the elements serve as a thermal buffer, and the solar energy input can reduce primary energy demands by up to 20 per cent.

The Belvedere: open to the public

The architects designed a building surrounded by green spaces and playgrounds for children to make the area a relaxing, enjoyable place to be. The publicly accessible rooftop terrace was a stipulation by the client. The architects tackled this additional challenge with an open space that spanned the entire base level, which is how they created a unique rooftop garden with semi-public access via an external staircase. An all-round pergola consisting of free-standing concrete elements serves as a physical endpoint for the terrace level, which connects the three residential buildings on the first storey with one another; this space also lends the Belvedere its name.
